Presently the evaluation of agricultural land is given by categorization of agricultural soil, described via the system of soil ecological quality units (BPEJ) in the Czech Republic. This article is dealing with the possibilities of the soil value specifications based on conditions given by different soil texture. The basic is the model design of corresponding connections among indicators of soil fertility by means of statistical analysis of particular soil texture factors. The results show, that the strongest dependence is among factors of soil fertility with categories up to the 0.05 mm and up to the 2 mm in topsoil and also in the under soil. Average yield difference in terms of the main soil-climatic quality unit according to category of soil texture is 0.56 t of wheat per hectare and balances in intervals from 0.02 to 2.59 t per hectare. The average range of annual gross income changes is approximately 4,5 % respectively 3,8 % of land price in comparison with values without taking into account the distinction of the soil texture factors.
